The brief

Bedok Rise is the government land sale site next to Tanah Merah MRT in District 16, and the name Allgreen Properties uses for it until a marketed name is announced. URA awarded the site to Bellis Residential Pte. Ltd. on 2 December 2025, on a 99-year lease, and Allgreen lists it as an upcoming project with direct access to Tanah Merah station. No launch, preview or booking date has been announced.

Site and land cost. The site covers 20,293.6 sqm, with a maximum gross floor area of 32,470 sqm, and URA estimated it could yield about 380 homes. The tender drew ten bids; the winning bid was $464.8 million, or $1,330 psf ppr. That is land cost, not a selling price.

Height limits. URA's tender conditions allow up to 12 storeys, with a five-storey low-rise zone on part of the site. Unit mix, prices, architect and TOP are TBC.

Location. Grandeur Park Residences sits next to the site and Sceneca Residence is across the road. Tanah Merah station is on the East-West Line.
