The brief

Chencharu Central Residences is the name portals use for the upcoming mixed-use development at Chencharu Close in Yishun, District 27. HDB awarded the site on 26 September 2025 to Evia MCS Pte. Ltd., Gamuda (Singapore) Pte. Ltd. and H108 Pte. Ltd. for $1,012,588,989.89, from three bids. The development is reportedly targeted for launch in the first quarter of 2027; no preview or booking date has been announced.

Site and scale. The 29,450.30 sqm site carries a 99-year lease and 96,008 sqm of GFA. HDB's award notice describes a commercial and residential development integrated with a bus interchange and a hawker centre, with an estimated 875 homes and completion within 84 months from acceptance of tender; Gamuda Land puts the commercial space at up to 135,625.27 sq ft. Unit mix, prices, architect and TOP are TBC.

Location context. The site is in Chencharu, a 70-hectare area of Yishun bounded by Yishun Avenues 1 and 2 and Sembawang Road. The land held plantations and farms in the 1900s and was redeveloped for recreational and commercial uses under the 1976 Yishun New Town Project.

Estate plan. HDB plans around 10,000 new homes in Chencharu by 2040, at least 80% of them public housing. Its plan for the estate includes a mixed-use development with a new bus interchange, hawker centre and shops, and the Chencharu Close tender carries the bus interchange and hawker centre. HDB lists the existing amenities nearby as a neighbourhood park, HomeTeamNS Khatib, Khatib Central Neighbourhood Centre and Khatib MRT station.

Getting around. Khatib MRT station (NS14) is on the North-South Line, one stop from Yishun (NS13). HDB plans a 400-metre road, Chencharu Link, through the centre of the estate as a bus-only corridor, alongside the existing bus services on Yishun Avenue 2 and Sembawang Road. No walking time from the site to the station has been published.
