Wynwood Grand.
The brief
Wynwood Grand is an upcoming executive condominium at Woodlands Drive 17 in District 25, on the HDB EC site awarded to CDL Divine Pte. Ltd., which has been reported as a CDL vehicle. HDB launched the tender on 8 April 2025 and it closed on 5 August 2025. CDL's residential portfolio lists the site at 430 units on a 99-year lease as at 19 June 2026, against the 420 EC units estimated in the URA and HDB launch release. CDL is targeting a first-quarter 2027 launch, subject to authorities' approval; no preview or booking date has been announced.
EC rules for this site. MND's 8 May 2026 measures (10-year MOP, no Deferred Payment Scheme, a 90% first-timer quota for two years) apply to EC sites with tender closing dates on or after 8 May 2026, so this site, whose tender closed on 5 August 2025, stays on the five-year MOP. HDB sets a $16,000 monthly household income ceiling for EC sites with tenders awarded before 24 August 2026. Applicants must be Singapore Citizens with at least one other Singapore Citizen or Permanent Resident in the household and aged 21 or above; they must not own any local or overseas private residential property, and must not have disposed of one in the 30 months before applying.
Land cost. The tender was reported at S$360.899 million ($782 psf ppr) for a 25,207.2 sqm site. Unit mix, prices, architect and TOP are TBC.
Location context. Woodlands South MRT station on the Thomson-East Coast Line is on Woodlands Avenue 1, at its junction with Woodlands Drives 16 and 17. The site is about 300 m in a straight line from Woodlands South MRT (TE3). Norwood Grand, CDL's 348-unit private condominium, is across the road from the EC site, and a second EC site sits further along Woodlands Drive 17.
Getting around. Woodlands South (TE3) is one stop from Woodlands (TE2), the interchange with the North-South Line, and two from Woodlands North (TE1). At Woodlands North, LTA's RTS Link station will connect to the Thomson-East Coast Line for the 4km crossing to Bukit Chagar station in Johor Bahru.
